Defines the number of floors in your extension
The roof type you have on your extension may well be governed by the type of roof on the existing property, especially on a two storey extension.
This is usually due to planning permission laws which will not (usually) allow radical visual changes to a property.
Discussion with your architect or local planning office will resolve this issue. For the purposes of this quote a rule of thumb is:-
If the roof of your extension is easily visible by the public from two or more sides, choose a roof type which matches your existing. If the roof is visible by the public from only one position or only visible by neighbours advantage (through windows and back gardens) then a flat roof should be fine.
Price Doctor currently caters for square or rectangular and L-shaped extensions. If your extension goes around 3 sides of your home then choose the L shaped extension. You will then be able to extend Wall 2 so that it reaches beyond Wall 3 (the existing house) to create the L-shape.
To create an L-Shape extension:
Your new extension will generally need to match the existing building so choose the brick/stone accordingly. Do not worry about the colours of the bricks/stone in the images; it is the type of material that matters.
Think about the number of fixings you will have in the walls and how much you want the to be insulated.
Stud walls are easy to fix to if the studs are in the right place which takes a lot of planning. You will almost always need stud walls upstairs as block walls need to sit on a concrete slab.
If you want all pipes and cables hidden then stud walls are the way to go but remember they need to be planned carefully so all the timbers are in the right place
The cavity size of your extension will usually depend on the size of the cavity in your existing property. Wider cavities have been introduced since the standard 35mm in the 1950s to accommodate more (and better) insulation as the regulations now focus on the Governments pledge for 0 carbon by 2016. The standard cavity in new homes now is 100mm for masonry construction.
If you are working from an architect's drawing your cavity size will be shown. If you are working in advance of a drawing the standard width of a cavity is usually 75mm. This is set as the default width.
Whether a cavity is partially filled or fully filled will depend on the insulation requirements for your particular property including insulation calculations used such as the area of window space. You should discuss the options with your architect or local council Building Control Officer.
For the purposes of a quote however you should choose a fully filled (100mm) cavity with soft insulation as this is the standard way today.

Usually it is best to use an insulation with a refelctive skin such as Kingspan but some local authorities insist on an air gap also to avoid condensation.

Solar panels may help with the cost of your bills and you can experiment, by returning to this tab at the end, to see how much it would cost to have various sized areas of you roof covered with solar panels.
Most domestic solar installations are between 3 and 6 kW which takes up a roof area of between 28 and 56 square metres.
Solar panels work at their best when they have sun all day long so in most cases they will only be present on the south facing side of your roof or the section of roof that gets the most sun for the longest period of the day. In most cases they will not be placed on both sides of your roof.
Usually guttering is chosen which matches the existing however this may be a good time to replace all existing guttering with a larger diameter or a different design especially if you are having a new soakaway dug.
It is as well to gain the maximum amount of storage space but it must be remembered that a loft, unless designed by an architect to be a room, is purely for storage and it is unsafe to use it as anything else.
If you have storage space, you must obviously have access so make sure your builder has included for a loft hatch.
Unless you are investing in a rainwater harvesting system it will be a good idea to find out how your rainwater is dealt with now. If it is drained into a soakaway you should have a new soakaway provided for the new gutters etc. If it goes to an existing main drainage system this should cope with the additional water.
These need to match your existing property. It is quite usual for the roofer to remove the old tiles from the back of your existing property to place them on the front of the new extension. These are then replaced with new tiles and the back of the new extension is tiled with new tiles also.
This allows the front of the property to have a colour continuation at roof level and is included for in these prices. Talk to your builder about this.
The more difficult it is to get materials, lorries etc. to the site the more expensive the job becomes. Ask yourself how easy it will be to get heavy materials to your extension. Will gates or walls need to be removed? Will the builders need to walk a long way with heavy wheel barrows full of earth or concrete? How close can the skip lorry get? Is there anything you can do to make access a little easier for the builders?
Does your new extension block out all of the light to an existing window or make a doorway redundant? If so you could consider bricking it up to give yourself more wall space both in the extension and in the existing building. Unless you are installing a new septic tank then it may be as well to use the system you are already connected to. If this is a septic tank however, check with the tanks manufacturers or your architect that the tank you have can cope with the additional waste.
Remember the drains from your home form part of your deeds so pipes cannot just be installed without permission and connection to mains sewers requires building regulation approval.
How many TV aerial sockets do you want in each of your rooms. Remember, you will also need an electrical socket next to your aerial socket to plug in TV's, DVD's, Satelite boxes etc....

Choices of skirting boards may depend on those fitted in other rooms in your house. If your existing skirting boards are not an “off the shelf” type, you should get a price from either a local joinery shop or carpenter.
